Information Source & Listings

Property listings are submitted by property owners, licensed real estate agents, developers, institutional owners, or authorized representatives ("Listing Users"). While the platform aims to host genuine and accurate listings, it does not independently verify property ownership, authorization, title, availability, pricing, or other listing details.

Listing Users are solely responsible for:

• the accuracy and legality of listings;
• having the required authority or owner consent;
• compliance with applicable laws, including the Real Estate Agents Law 71(I)/2010.

Misrepresentation, misleading information, or false advertising is strictly prohibited.

Roles, Company Types & Legal Status

Each listing displays the Listing Contact's name and, where applicable, their declared role and company type, such as:

• Licensed Real Estate Agency / Licensed Real Estate Agent
• Developer
• Institutional Owner
• Owner
• Representative

Roles are self-declared by users and company types are assigned for classification purposes only. The platform does not verify licensing status, professional capacity, ownership, or authorization unless required by law.

Where a listing is published by a Representative, it will be clearly marked as:

"Representative — Under authorization from owner (self-declared). Not a licensed real estate agent."

Representatives are not permitted to provide real estate mediation services under Cyprus law.

User Interaction

All communication between users, listing users, owners, representatives, or third parties occurs directly between those parties. The platform is not a party to any communication, negotiation, agreement, or transaction and bears no responsibility for their outcomes.

Photos, Media & Descriptions

Images, videos, and descriptions may include digitally enhanced, edited, or virtually staged content and may not fully reflect the actual condition of a property. Users should independently verify property details through inspections and professional advisors.

No Advice

The platform provides listing and search services only. No legal, financial, investment, tax, or other professional advice is provided. Users are encouraged to seek independent professional advice before making any decisions.

User Feedback & Verification

The platform may collect feedback regarding user experiences and cooperate with listing users for quality control purposes. However, it is not responsible or liable for the actions, omissions, representations, or conduct of users, listing users, or third parties.

No Warranties & No Guarantees

The platform makes no warranties or guarantees, express or implied, regarding:

• accuracy or completeness of listings;
• availability of properties;
• suitability for any purpose.

Property availability, pricing, and details are subject to change without notice.

GDPR & Personal Data

Personal data is processed in accordance with the General Data Protection Regulation (GDPR) and the platform's Privacy Policy. Owner identities and contact details are not displayed unless the owner is the listing contact or has provided explicit consent.
