1. Property purchase
Choose the transaction basis. Resale uses estimated transfer fees; a new property uses the selected VAT rate.
Used to calculate the buyer’s first instalment, bank loan amount and percentage-based set-up costs. Property purchase taxes and legal purchase costs are not included in this mortgage-only calculator.
19% is the standard assumption. Use another rate only when eligibility and the taxable basis have been confirmed.
2. Buyer contribution & purchase costs
Sets how much of the property price is paid by the buyer upfront. The loan amount is calculated as the remaining part of the property price.
Editable allowance calculated on the property price.
A single editable allowance for valuation and other eligible transaction costs.
When selected, VAT or transfer fees, legal costs and valuation costs are added to the mortgage. Actual lender eligibility and maximum LTV may differ.
Mortgage terms
Applied monthly to the outstanding loan balance. The monthly instalment is assumed to remain unchanged at the selected bank rate.
Used to calculate the scheduled monthly mortgage payment and the full repayment schedule over the selected loan term.
Loan set-up costs
Indicative allowance calculated on the loan amount. Actual mortgage-registration and Land Registry costs depend on the specific loan and transaction.
Indicative bank/documentation allowance calculated on the loan amount. It is editable because actual bank charges depend on the lender and product.
Additional ownership-related costs
Shown separately as an additional ownership-related cost. It is not included in the mortgage payment, loan balance, principal repayment, funding costs or Today’s Money Equivalent of funding costs.
Today’s money view
Used to convert future funding costs / mortgage interest into Today’s Money Equivalent. It does not change the bank interest rate, scheduled monthly mortgage payment, loan balance or principal repayment.
Where your mortgage payments go
The calculator separates your mortgage payments into principal repayment, which pays for the asset through the bank, and funding costs, which are the interest paid for using bank money.
